The property, in the heart of Irish Town, has been home to the iconic Gibraltar Sacarello’s Coffee Shop at ground floor level from 1985 until its recent sale. The remainder of the building has been recently occupied by two levels of office space and a single level of residential dwellings. The. The property incorporates a central lightwell with an internal patio area at the ground floor level.
The existing construction consists of random rubble walls and timber floors from ground level to level two, with level three, set back from the building facades, having been constructed later.
The proposed vertical extension will be set back from the main façade and constructed using a lightweight steel frame with a glazed aluminium frame facade.
In order to reduce the loading on the existing walls and foundations, the existing roof will be demolished and replaced with a lightweight structure.
In addition to the structural works the building will undergo a major refurbishment in terms of the existing accommodations and repairs to the facade.
