20-22 Queensway

NOSA has provided structural, geotechnical and highways design for this luxury mixed-use development located at 20-22 Queensway Road,  Gibraltar.
 
The development occupies over 19,000m2 of land and will provide approximately 100,000m2 of mixed-use space with private and public amenities, including residential, commercial & office spaces with allocated carpark, and a significant green area on the Level 3 podium with public parks and amenities. The historic Dock 4, buried as part of the previous land reclamation works, will also be incorporated in the scheme.
 
The development is located on a brownfield site,  previously occupied by a series of buildings forming the HMS Rooke shore establishment site. Underground revetment constructions from previous land reclamation works are also found, imposing a significant risk of underground obstructions.
 
The structural proposal comprises an RC frame with flat slabs and ”blade” columns, on piled foundations.
 
The flexibility of the RC frame allowed the columns to be strategically placed to suit the constraints imposed by the carpark with varying layouts, whilst still satisfying the upper level proposal with minimum projection and reduced floor construction zones. Transfer levels are introduced in some levels to suit the change of layouts, and swimming pools construction.
 
A mix of precast driven piles and micro-piles are used to minimise the risk of obstruction, and reduce the overall construction cost.
