Redevelopment of a historic old-town site

The project comprises a boutique hotel constructed within a conglomerate of Gibraltar’s former old-town residential buildings. The hotel includes 20+ rooms, reception areas, a restaurant, roof-top terraces and a private back garden.

The original buildings are partially retained, particularly those elements with the most heritage value such as the external facades and internal patios.

A new structure arises inside, adapting to the geometrical irregularities both on plan and height.

The main entrances are provided through the adjoining Fortress House art-gallery, which leads to the private garden, and 12 Governor’s Lane. These two points are connected internally creating a North-South circulation path. At mid-way of this path, there are the main lift and stairs which take to the upper floor levels, where the guest rooms are located.
Levels 1, 2 and 3 host the majority or the rooms, whereas master suite rooms are located on the 4th floor. Other spaces includes a gym at first floor and two roof-top bar terraces.

NOSA was involved from and contributed to the development of the concept layouts, enabling an efficient use of the different spaces whilst meeting the various requirements for the rooms and communal spaces across all levels.
